These Terms and Conditions (“Terms”) apply to your use of the mPro Digital Edge AI platform, including our 166+ AI-powered growth tools, specialized chat assistants, document intelligence features, and all associated software applications and websites (collectively, “Services”). These Terms form an agreement between you and mPro Digital Edge, LLC, a Florida limited liability company, and include important provisions for resolving disputes. By using our Services, you agree to these Terms.
Our Privacy Policy explains how we collect and use personal information. Although it does not form part of these Terms, it is an important document that you should read.
mPro Digital Edge is an AI technology company focused exclusively on the multifamily housing industry. Our mission is to empower property management teams to work smarter, learn faster, and perform better through intelligent, purpose-built AI technology. Billing. If you purchase any Services, you will provide complete and accurate billing information, including a valid payment method. For paid subscriptions, we will automatically charge your payment method on each agreed-upon periodic renewal until you cancel. You’re responsible for all applicable taxes.
Service Credits. You can pay for some Services in advance by purchasing service credits. All service credits are subject to our Service Credit Terms.
Cancellation. You can cancel your paid subscription at any time through your account settings. Payments are non-refundable, except where required by law.
Changes. We may change our prices from time to time. If we increase subscription prices, we will give you at least 30 days’ notice, and any price increase will take effect on your next renewal.
We and our affiliates own all rights, title, and interest in and to the Services, including all AI models, algorithms, and underlying technology. You may only use our name and logo in accordance with our Brand Guidelines.
When visitors leave comments on the site we collect the data shown in the comments form, and also the visitor’s IP address and browser user agent string to help spam detection.
An anonymized string created from your email address (also called a hash) may be provided to the Gravatar service to see if you are using it. The Gravatar service privacy policy is available here: https://automattic.com/privacy/. After approval of your comment, your profile picture is visible to the public in the context of your comment.
If you upload images to the website, you should avoid uploading images with embedded location data (EXIF GPS) included. Visitors to the website can download and extract any location data from images on the website.
If you leave a comment on our site you may opt-in to saving your name, email address and website in cookies. These are for your convenience so that you do not have to fill in your details again when you leave another comment. These cookies will last for one year.
If you visit our login page, we will set a temporary cookie to determine if your browser accepts cookies. This cookie contains no personal data and is discarded when you close your browser.
When you log in, we will also set up several cookies to save your login information and your screen display choices. Login cookies last for two days, and screen options cookies last for a year. If you edit or publish an article, an additional cookie will be saved in your browser. This cookie includes no personal data and simply indicates the post ID of the article you just edited. It expires after 1 day.
Articles on this site may include embedded content (e.g. videos, images, articles, etc.). Embedded content from other websites behaves in the exact same way as if the visitor has visited the other website.
These websites may collect data about you, use cookies, embed additional third-party tracking, and monitor your interaction with that embedded content, including tracking your interaction with the embedded content if you have an account and are logged in to that website.
Minimum Age. You must be at least 18 years old to use our Services. If you are using the Services on behalf of a business or organization, you must have the authority to accept these Terms on their behalf.
Registration. You must provide accurate and complete information to register for an account. You may not share your account credentials or make your account available to anyone else and are responsible for all activities that occur under your account. If you create an account or use the Services on behalf of another person or entity, you must have the authority to accept these Terms on their behalf.
Corporate Accounts. If you create an account using an email address owned by an organization (such as your employer), that account may be added to the organization’s business account with us. We will provide notice to you so that you can help facilitate the transfer of your account. Once your account is transferred, the organization’s administrator will be able to control your account, including accessing Content and restricting or removing your access.
Assignment. You may not assign or transfer any rights under these Terms. We may assign our rights or obligations to any affiliate, subsidiary, or successor.
Changes to Terms. We may update these Terms from time to time. We will give you at least 30 days advance notice of material changes via email or in-product notification. All other changes will be effective when posted.
Trade Controls. You must comply with all applicable trade laws. Our Services may not be used in violation of any export control laws or sanctions.
Entire Agreement. These Terms contain the entire agreement between you and mPro Digital Edge regarding the Services and supersede any prior agreements.

Artificial intelligence and machine learning are rapidly evolving fields. We are constantly working to improve our Services to make them more accurate, reliable, safe, and beneficial for the multifamily industry. Given the probabilistic nature of machine learning, use of our Services may result in Output that does not accurately reflect real people, places, or facts.
When you use our Services, you understand and agree:
Your Content. You may provide input to the Services (“Input”) and receive output from the Services based on the Input (“Output”). Input and Output are collectively “Content.” You are responsible for Content, including ensuring that it does not violate any applicable law, these Terms, or fair housing regulations. You represent and warrant that you have all rights, licenses, and permissions needed to provide Input to our Services.
Ownership of Content. As between you and mPro Digital Edge, and to the extent permitted by applicable law, you (a) retain your ownership rights in Input and (b) own the Output generated specifically for your account. We hereby assign to you all our right, title, and interest, if any, in and to such Output.
Similarity of Content. Due to the nature of AI Services, output may not be unique and other users may receive similar output. Our assignment above does not extend to other users’ output or any third-party content.
Our Use of Content. We may use Content to provide, maintain, develop, and improve our Services, comply with applicable law, enforce our terms and policies, and keep our Services safe. We do not use your Content to train AI models that compete with our Services.
Opt Out. If you do not want us to use your Content for certain purposes, you can opt out by following the instructions in our Privacy Policy. Please note that this may limit some functionality of our Services.
Fair Housing Compliance. You acknowledge that all Output must comply with federal, state, and local fair housing laws. You are responsible for reviewing all AI-generated content for compliance before use in marketing, leasing, or resident communications.
What You Can Do. Subject to your compliance with these Terms, you may access and use our Services for legitimate multifamily property management purposes. In using our Services, you must comply with all applicable laws as well as our Usage Policies and any other documentation, guidelines, or policies we make available to you.
What You Cannot Do. You may not use our Services for any illegal, harmful, or abusive activity. For example, you may not:
Software. Our Services may include downloadable software that may update automatically. Our software may include open source components governed by their respective licenses.
Third Party Services. Our Services integrate with various AI providers and third-party services. These integrations are subject to their own terms, and we are not responsible for their performance or availability.
Brand Voice Configuration. You are responsible for accurately configuring your Brand Voice settings to reflect your property’s characteristics, target audience, and communication preferences. Misconfigurations may affect the quality and appropriateness of generated content.
If you request a password reset, your IP address will be included in the reset email.
If you leave a comment, the comment and its metadata are retained indefinitely. This is so we can recognize and approve any follow-up comments automatically instead of holding them in a moderation queue.
For users that register on our website (if any), we also store the personal information they provide in their user profile. All users can see, edit, or delete their personal information at any time (except they cannot change their username). Website administrators can also see and edit that information.
If you have an account on this site, or have left comments, you can request to receive an exported file of the personal data we hold about you, including any data you have provided to us. You can also request that we erase any personal data we hold about you. This does not include any data we are obliged to keep for administrative, legal, or security purposes.
Visitor comments may be checked through an automated spam detection service.
If you are a business or organization, to the extent permitted by law, you will indemnify and hold harmless mPro Digital Edge, our affiliates, and our personnel from and against any costs, losses, liabilities, and expenses (including attorneys’ fees) from third-party claims arising out of or relating to your use of the Services and Content or any violation of these Terms.
Informal Resolution. Before filing any formal legal action, we both agree to try to resolve disputes informally. You can contact us through our support channels, and we will contact you at the email address associated with your account. If we cannot resolve a dispute within 60 days, either party may pursue formal legal action.
Governing Law. These Terms will be governed by the laws of the State of Florida, without regard to conflict of laws principles. Any legal action arising out of or relating to these Terms will be brought exclusively in the federal or state courts of Martin County, Florida.
mPro Digital Edge is committed to supporting equal housing opportunities. Our Services are designed to help you create compliant marketing and leasing materials. However, you are solely responsible for ensuring all use of our Services complies with the Fair Housing Act and other applicable fair housing laws. We recommend regular fair housing training for all team members using our Services.
DISCLAIMER OF WARRANTIES. OUR SERVICES ARE PROVIDED “AS IS.” EXCEPT TO THE EXTENT PROHIBITED BY LAW, WE AND OUR AFFILIATES MAKE NO WARRANTIES WITH RESPECT TO THE SERVICES AND DISCLAIM ALL WARRANTIES INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
LIMITATION OF LIABILITY. NEITHER WE NOR ANY OF OUR AFFILIATES WILL BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR EXEMPLARY DAMAGES. OUR AGGREGATE LIABILITY UNDER THESE TERMS WILL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID FOR THE SERVICE DURING THE 12 MONTHS BEFORE THE LIABILITY AROSE OR ONE HUNDRED DOLLARS ($100).

By default, we do not use your business data to train our models. However, if you have explicitly opted in to share your data with us (for example, through our opt-in feedback system to improve our services), we may use the shared data to train our models.
As between you and our AI platforms: you retain all rights to the inputs you provide to our services and you own any output you rightfully receive from our services to the extent permitted by law. We only receive rights in input and output necessary to provide you with our services, comply with applicable law, and enforce our policies.
Yes, we are able to execute a Data Processing Addendum (DPA) with customers for that use of ChatGPT Team, ChatGPT Enterprise, ChatGPT Edu, and the API in support of their compliance with GDPR and other privacy laws. Please complete our DPA form to execute a DPA with OpenAI.
